Motel One Exchange

Motel One is a hotel featuring 302 rooms within a superb city center location. Construction of the new hotel in Cross Street was completed ahead of schedule by Manchester-based contractor Russells Construction, despite the complexities of the project. The team demolished the existing 1980s building while retaining the original 19th century Victorian façade, and constructed a nine-storey new build in the heart of one of the city’s busiest areas.

Dryvit worked closely with the Architect, ISA Studio and Leach Rhodes Walker and the Design Team from Russells Construction to ensure the building maximized its potential as an architecturally prominent landmark.

The most suitable system specification was identified that could meet the requirements set out by both Building Control, Planning and the client.  Building Control stipulated that chosen cladding system had to satisfy their stringent requirements for fire performance. As the Dryvit Outsulation System with its expanded polystyrene (EPS) held the relevant LPCB (Loss Prevention Certification Board) certification relevant for a steel frame and solid substrate it was well placed to meet the client and requirements for insurer approval for this hotel development.  This system also satisfied the thermal performance required for the project of .21W/m2K.

The hotel was finished with Dryvit’s Speciality finish Stonemist incorporating a Quartz Aggregate, which was approved by Manchester City’s Council Planning Department to be used alongside the retained 19th century façade of the hotel. Stonemist is a natural finish that accents the environment in subtle tones and enhances any exterior wall and incorporates special aggregates to pick up the natural sunlight reflecting the glitter and beauty of only the rarest of stones. Completed June 2017.

The development of the new Levenmouth Education Campus combines Levenmouth Academy with Fife College in Buckhaven, Fife. The Campus creates 23,000m2 of education space with the college and school sharing a range of core facilities.

From the outset, the Project Design Team required a system that could achieve a strong thermal performance to meet the projects thermal target of 0.20 W/m2k for the walls. To meet Zurich Insurance fire requirements, the original specification called for a non-combustible insulated render system, however as an alternative, Loss Prevention Certification Board (LPCB) certification to LPS 1582 standard would also be viewed as acceptable. As the Dryvit Outsulation system with its expanded polystyrene (EPS) core held the relevant LPCB certification to satisfy insurer requirements with a scope of specification that met the projects outlying technical, aesthetic and commercial requirements it was deemed as the most suitable choice of system. 4,800m2 of the Outsulation External Wall Insulation system was installed. Completed 2016.

A non-combustible insulated render system was required to meet the project Insurer’s fire requirements. As an alternative, Loss Prevention Certification Board (LPCB) certification to LPS 1582 standard would also be viewed as acceptable. As the Dryvit Outsulation system with its expanded polystyrene (EPS) core held the relevant LPCB certification to satisfy insurer requirements with a scope of specification that met the projects outlying technical, aesthetic and commercial requirements it was deemed as the most suitable choice of system.
